Manchester Waters includes the regeneration of a former 26 acre dockland site, located between the established neighbourhood of Castlefield and the UK’s leading creative and digital hub, MediaCityUK, at Salford Quays.

It is one of the last remaining large scale regeneration opportunities located close to the heart of the City Centre, benefitting from extensive waterfront views abutting the upper reaches of the Manchester Ship Canal.  It sits between the Bridgewater Canal and Manchester Ship Canal straddling Trafford, Salford and Manchester local authority areas.

The masterplan for Manchester Waters sets out a vision to deliver over 2500 new homes and 11 acres of public realm and improvements as well as improvements to canal paths linking the site to MediaCity and the city centre.  The homes will be complemented by of a mix of commercial, retail and leisure uses bringing 500 jobs to the area.

James Whittaker, executive director of development at Peel L&P, said “we hope to publish the masterplan for consultation in early 2021, with detailed plans for a build-to-rent scheme at the site also being worked up."

The first scheme delivered in the masterplan, comprising 164 build-to-rent apartments, was completed by Rowlinson in 2017. In 2016, it was bought by Vista, the residential property fund set up by Countrywide and Hermes Investment Management.

In July 2020, the first residents of X1’s scheme were welcomed to their new homes on the waterfront of Pomona Island, adjacent to the Pomona Metrolink Station. In total, X1’s Manchester Waters scheme, first launched in 2016, is planned to provide 742 apartments across five towers. The first of five towers contains 75 exclusive luxury apartments in studio, one, two, and three bedroom layouts, offered furnished and finished to the highest standard that is expected by discerning rental clients. The scheme is an example of some of the most sophisticated architecture in Manchester, with outdoor landscaped communal areas, bike storage and a residents’ on site gymnasium.  The second tower comprising 141 apartments is expected to be completed in Spring 2021. The last three towers, ranging from 14 to 18 storeys high, will create a further 526 homes.

Glenbrook’s joint venture with Barings Real Estate to deliver a 280-apartment Build to Rent (BTR) scheme at Cornbrook Hub, a 14 storey development including a ground floor retail outlet, is due to complete in 2021.
